I obtained my real estate license in 1985 and worked full time in business brokerage. My specialty was analyzing company financials and structuring commercial / business financing. I enjoyed the financing side of the business so much that I formed Creative Loan Source and went into mortgage and business financing full time. We specialize in private placement commercial loans, business loans, business cash flow loans and commercial real estate loans. I have also been very active in hard money residential and commercial financing.

I enjoy investing in and renovating real estate and have bought and sold over one hundred investment homes. Nothing gets me more excited than seeing tall grass when driving through a neighborhood.

Recently I have had an overwhelming desire to go back to where I started and dive into real estate sales. With all the experience I have gained over the years I am looking forward to an exciting and rewarding time. So here I am newly licensed again (mine expired a decade ago) and ready to conquer the world.

My business experience is all entrepreneurial and driven by direct response marketing. I specialize in brand building through education, relationship and by creating a scene of community with customers and prospects. I am extremely proficient at both on site and off site SEO as well as driving traffic through targeted marketing campaigns.

As a lifelong learner I keep on the cutting edge of marketing and business trends. I am a member of the Glazer Kennedy Insider Circle and attend the annual marketing Super Conference and Info Summit every year.

I have been negotiating short sales since long before it was a household term. Restructuring debt within a real estate transaction was usually referred to simply as a “workout” or a “short pay” but rarely referred to as a “short sale” until recent years.

Unlike residential short sales which are primarily an administrative process with a willing mortgagee, commercial transactions restructuring is very tricky and involved. There are many ways to restructure a commercial transaction to make it profitable for the owner and palatable for the investor. In commercial debt negotiation you must present cash flow and liquidation analysis, comprehensive commercial appraisals and complete financials on the principals, corporations and businesses involved. A compelling story and statement of facts regarding the property and its various attributes is critical.

The parties involved are very sophisticated and these transactions are often reviewed by committees. Restructuring debt in a commercial transaction is truly an art form.
