For most people, the purchase of a home usually represents the single largest investment of their lives.  The utmost in care and consideration should be given to ensure this investment is a sound and profitable one. Having a well-rounded, experienced real estate professional in your corner, protecting your best interest, is the best way possible to protect yourself against the unforeseen pitfalls of buying or selling real estate. Purchasing a home directly through the listing agent (dual agency) is viewed as a conflict of interests, and should be avoided when ever possible. Because a dual agent cannot supply undivided loyalty to either the seller or buyer, both now become vulnerable due to inadequate representation.

As a Top Producer for more than ten years, it is experience that helps me best serve and protect your best interest throughout the buying or selling process.  As an accomplished negotiator in more than 300 transactions, it is imperative that my buyer clients pay only what the market should bear, and not a penny more. Accordingly, I supply my buyer clients with up to date sales data to support any offers they opt to have presented on their behalf. This sets the tone and lets the owners know that theirs is a serious, reasonable offer. Knowing how much to offer, and when, is a key component to successful real estate negotiations. Without hard data to support a starting point for your offer, you may run the risk of not being taken seriously.  "When Experience Matters", call Tracy Fraim today, you will be glad you did.

Certifications

Having closed nearly 300 transactions in the past ten years I have gained the valuable experience necessary to best represent my clients interests.  Nationally, the average real estate agent closes just over ten sales per year, which is a little known fact.  I am proud to say that I have averaged over 26 closed sales per year since coming into the business in 2001.  I believe it is my additional experience that separates me from my competition. My sellers clients enjoyed an above average List to Sold price ratio of 97.44% or +.47% over that period.

A successful agent must adapt to a changing market to maintain their success. As economic troubles have mounted, so to has the housing crisis. Many homeowners are now dangerously close to foreclosure and need professional guidence in negotiating a successful short sale with their banks to avoid the lasting credit damage a foreclosure will cause. It it has been said that less than 10% of real estate professionals have any experience with (pre-foreclosure) short sales.  I am also proud to say that I have been successfully closing short sales since 2008 and have taken extensive training to ensure my clients compliance with the ever changing governmental regulations. My success rate for closing short sales to date is 100%.  The overall success of an agent working and closing short sales is directly related to the quality of the personnel they surround themselves with. Choosing to work only with the most experienced negotiators and legal council has help me maintain a surerior rtrack record and reputation among my peers.
