My name is Zeta Cross...a realtor certified in energy efficiency & green remodeling with EcoBroker, National Association of Realtors "Green" and US Green Building Council/ASID ReGreen Designations. I help clients choose the green projects that make the most sense.
It is SMART to make your home GREEN because
1. An energy efficient home is worth 10% to 25% more when you sell....
2. Your home pays you back every month with lower energy bills.....
3. You love your home more when it is healthier and more comfortable!
It takes a lot more energy and materials to build a new house--no matter how energy efficient--than it does to "green" an existing house. The prestigious National Trust for Historic Preservation is now promoting energy efficiency because they know that the greenest house is the one that is already built.Philadelphia Real Estate

I GET IT SOLD with aggressive Internet marketing and staging. You need a proactive agent who can get buyers to your house. Call me for a free copy of Chestnut Hill stager Starr Osbourne's best selling book: Home Staging that Works. Starr's tips will get you $10,000 more when you sell. Really!
Once buyers get inside, the key to the sale is understanding the buyer: Buyers shop for bricks and mortar but what they are really buying is the potential for an easier, richer life. That is why I give my sellers a free staging consultation.
Successful sellers understand that the way you live in your house is not the way you present your house to the market. Staging is not decorating. Decorating puts your personal stamp on a house--Staging takes your personality out of the house...making it neutral and much more empty than a lived-in house. Get it right and your house will sell faster and for 5% more money.
CASE IN POINT: In a100-year-old house in sought-after Manayunk, my sellers had two old armchairs and a well-loved, dated sofa that looked "granny". Their walls were personalized with art and small collectables. The first buyers who saw the house deemed it "too bohemian." Jessica Endy...the stager... brought in a neutral love seat and sofa, and a properly-sized dining table. We took 3/4 of the small stuff off the walls, bookshelves and tables...brought in a few lamps... and put up some inexpensive Ikea window treatments. The house immediately skewed younger. The house became the focus--not the sellers' pictures and mementos. And it sold in 16 days!!!
