Margaret - for typical showings, it is better that sellers are not present. Most buyers are generally less comfortable, spend less time in the property and don't fell like they can talk freely with sellers there. For open houses, however it could be helpful to have extra people available as you mention in your blog example.

No way.  So many buyers are uncomfortable when a seller stays at the house for a showing, it would be the same for open houses.

That is a definite No from  me. Sellers will tend to sell their homes because of their personal attachment to the house, to the point that buyers feel uneasy.  Also, buyers tend to rush through the tour when sellers are home.
