Hi Brian, I would say mine is something they will remember like an engraved name plate for their new home. Or a Texas Star for the front of their home or office. Sounds silly but that's mine.

Totally depends upon client. First time home owners I get a warranty, unless it's new construction and the buyer is doing it already. Gift cards if I think they will need something for the house, it just really depends on the situation.

I have never given closing gifts. A lunch or dinner after the settlement is a good way to firm up a positive relationship. Past clints will send referrals if you are a friend.
