Look first at what has worked in your market using your unique talents that match that market. Pour gas on those areas. And the ones you don't enjoy but know you need to roll up your sleeves and dive in over on the deep end. Not just the easy, good enough shallow end. Real estate is a business first and last. Your profit is in those expenses... that is where the real cream is found. Beef up your marketing media streams and consider yourself an owner of a newspaper, radio, television, one big Internet local portal of information. Make that signal strong and list more, market harder to win more tickets to the front row seat of a real estate closing. Lots of them.

I've never used canned business plans. I've always done my plans based on what I learned at P&G (my 1st job). I use OGSM - What are my objectives, what are my strategies to get there, what are the tactics to make it happen and the measures to keep track.
I also look at the overall metrics on sales...what is avg job size, which then tells me how many jobs I need. Then, what is my close rate? That tells me how many appts. How many leads convert to appts and that tells me number of leads needed.
Then, I plot out by month.

Cheryl Ritchie I've looked at a couple of plans including the one REMAX offers and need to work through one so I have better direction this year. I would love to close 20 deals this year and know I need the direction of a plan and will likely use a hybrid of plans, especially one that involves daily/weekly tracking to keep myself accountable and not get lost in the apparent fires of the day.

Hi Cheryl - It's good to have you back. You know how I think, so for all of these people who don't like canned plans, you are probably hurting yourself. It's like trying to re-invent the wheel. What's the point, these plans were put together by the best in the industry and have been proved to work over and over again. What it really tells me is that most people here don't want to follow any business plan. They are flying by the seat of their pants. That works, but it won't get you as much business as a proven plan.

Kathy Goldman - REVA ~ I am not a fan of canned anything! I believe in unique ideas and understanding what you believe the market will do for your business. Some of my clients do things that work in one market yet are definitely not ideas I would recommend in another market. I do my research. If you have last year's outline, you might want to use it again, but designing your plan based on your budget, your market and your goals is still the best way to go!

I do not use a canned business plan either. One thing I will be doing in 2015 is creating pie charts to track progress. I tend to be more visual and seeing growth in a chart versus just numbers appeals to me.

I don't believe in "canned" anything--I pick and choose the best of what I see on lots of plans. But, I am a long-standing Buffini-ite, so I do follow a lot of that. I also am a member of Paperless Agent and pull out appropriate things out of there.
