I have gotten rid of zillow, trulia, realtor.com over the years. I use Market Leader--convert enough of these to pay the ML bill annually at a minimum.

We do not advise our clients to use leads generating systems such as the ones you mentioned.  You can definitely get a lot of leads, but quantity has nothing to do with quality.  One of my friends made a deal that she would only pay for qualified leads (if the company prequalified them), and after several months, there were none.

My blogging has brought in over a hundred new mortgage loans in 2014 and have been at it for three and a half years.

Best advice, don't buy and leads.

Most of the online leads through Trulia and Zillow or garbage. Usually you get somebody who isn't qualified, is just looking, or has called multiple agents. I used to subscribe to Zillow, try them for a year and got rid of them. Then I tried Trulia for about a year and did the same thing

I use Zillow and generate a lot of business from it.  I have found that you need to hve a majority of a market to get steady leads.  10% of a zip code will not do it.  I run a team and love the new permiere agent team setup for routing leads.  I still hat being extorted by Zillow but they make me money.... simple as that.

I have generated leads online and have made over $50,000 in 2014.  It works.  Buying leads is different,  Most leads that websites sell are very low quality.

Did Trulia for a bit - only one buy sell over 6 months, most all the remainder of the leads were lousy - lots of rental inquiries. Currently doing Zillow, and only 4-5 contacts in 10 months. Currently doing marketleader - getting leads, but they are not going anywhere.

I do on Trulia and Zillow. Zillow has resulted in more closed transaction and a better ROI. Most calls and inquiries though are for rentals.

I am trying out Trulia right now. So far it has not been working out very well. I only get about 2 leads a month and the cost is $55 per month, but the worst part is those 2 leads are not qualified at all. The few that I have actually spoken with were inquiring about really old listings (when prices were much lower).

Although I do 'invest' in Internet lead generation through Trulia, Zillow. Realtor.com etc etc, the best leads are always Sphere of Influence and referrals.

Boomtown or Tigerleads are good if you have a team that can handle the volume.

France Karr, I checked out Flipt and it looks like they are being sued right now.  Better double check yourself so you are not tossing money away.  I also looked at Adwerx and it seems they are both very similar.

Ever hear of FLIPT?  I recently signed up with them to advertise on verified homeowners (versus keyword search) in certain zip codes; they advertise on desk top and mobile phones; I'll let you know if it's working in another 5 months from now...check it out!

I use Realtor.com and I am pretty satified with them.  I've closed quiet a few leads I've received from them.  I just signed up with Zillow.com and hopefully I'll have some success with them too.

I've always found that spending money on advertising leads to more quality leads, than buying leads from companies that supposedly generate leads. most of those companies sell the same leads and zip codes to more than one agent. Many are old leads that are worthless.

When you pay these lead generators for leads, all you do is get sketchy internet leads and keep these folks in business.  Much better to use this money to market yourself and generate your own leads.

Nope, it never seems to be worth it.  I have heard of a few agents rave about Tiger Leads.  But honestly, my own website generates my leads, so all I pay for is my web hosting.

I am not currently paying for leads but have used Realtor.com and some other sources. I never have been satisfied with the quality of the leads and it proved a waste of tiem.
