Thanks for the reponse...and I agree it was a bit daunting to try to figure out how to ask for help with so few words.  The Q & A section has been great for me to get some feedback on direct mail I figured I could try it out with broker ideas. 

 

I suppose I should start off by telling you why and how I am going to be a little different when it comes to brokers.  I will be available to my realtors 24/7 via the phone, text, email, or in person ....whatever the situation calls for, I'll be there. I am the guy that if you needed to skype with about what document you needed to include with your package that you were about to send out at 11 p.m. - you would be able to reach me, skype with me, or chat/screen share and I wouldn't mind doing it.  You wouldn't need to schedule an appointment with me, you could just text me and get an answer.

I am up on todays technology and have the tools to keep my online pressence going and my face to face networking appearances up to par.  I have a lot of commercial property listings that would easilly give any new agent plenty of reason to introduce themselves to other business owners in town and really ramp up their commercial knowledge.  I have connections with real estate, estate planning, foreclosure  and bankruptcy attorneys from running a law firm for six years.  I have referral partners all over town that have been keeping me busy and I have enough to be able to hand off leads to others agents.  On top of that I have been purchasing ad space a few diffferent places and so from them, I have more leads coming in on the daily, if not weekly.  

In addition to the work that I have initially that could give any realtor a boost of encouragement, I have the brains to be able to talk agents through their difficult deals, the time to chat with them about possible objections, and the connections to maybe even bring out an investor to solve the situation.  A weekly meeting or phone call to help keep my agents accountable but still in charge of their own schedules is how I will lead.  I have the office with the equipment any realtor would need and the conference rooms to meet with clients in as well as share space with a Title Company, Mortgage Company, Real Estate Attorney and Financial planner so any and all client questions could be answered at one place.

I am not into a monthly fee as many of the other outfits are...I won't have outrageous fees or %'s demotivating  and cheapening our field.  We got into this business to make money and so I believe my people should be able keep the majority of that money they generated.  I won't be charging a crazy percentage either for agents that close a lead that I provided....that is really just going to motivate me to purchase more leads and provide me with a sense of accomplishment knowing that I can count on other agents to close business I pass on and that I don't need to micro-manage all of my leads.  I believe in profit sharing and small company advantages, rather than corporate policies without exceptions.  We all have unique situations and everything in life doesn't have to be fair across the board to avoid a heart to heart or allowance for someone else to given a chance. 

Did I get into this for the money? Yes, 100%.  Do I have a passion and love for all things real estate? Yes, 100%.  Do I believe that if I had a few strong, like minded friends in the business that they would also improve the quality of their lives and business? Yes, 100%.

Since you've provide no data indicating the purpose of your brokerage, one must rely on assumptions. You are in it for the MONEY!

Your question does not distinguish if the quality employees are clerical staff or those individuals who will engage buyers and seller and oversee a transaction to the closing table.

If you refer to the latter as employees, to be honest, I can not think or even remember a quality employee / experienced agent who would want to work for you as an employee.

If you are looking for the former, the local library will be populated with citizens who have extensive work experience and who will show up on time and follow clear instructions.

As a broker looking to build a enterprise, you need to give thought to those with whom you have a mutually aligned interest. What do you offer that has any hope of attracting a quality agent? Access to a specialized market? Skills in providing solutions to owners in specific situations? Leverage creating advantage over 'corporate' run franchises? Elevating the agent skills to that of transaction architect? Education regarding the 20 ways to fiance a purchase or the 12+ methods of selling real estate?

So, what do you have? If you don't have real fabric, you are left with promising $$$ and a big smile and firm handshake.
