I think there's more than appeal at stake. Summer pictures in winter say "This house has been on the market for many months."

I DO think it's nice if sellers provide photos from other seasons, especially if they list in winter and buyers can expect an explosion of flowers come spring.

Hi Joan, yes and no...If the first picture was snow, or brown grass- I would definitely update for spring & green grass, usually not the opposite.

The season does not make that big of difference around here.  Try to do the photos on a sunny day though.  Sometimes we have trees that loose leaves, but depending on where the trees set it is better to have photos with no leaves so you can see the house better.

I do take pictures of my listings throughout the year.  However, I feel it is more important to remove snow pictures and replace them with Summer pictures, not so much the other way around.

We try to take time to update snow or brown photos. Often the seller may have pics from the green season, if so, I amy use those instead of winter pics. Whatever it takes to market their property the best we can.

Yes. I have to. Barren trees for listings uploaded during winter don't look as appealing compared to sprouting green leaves in the spring.

Yes, the exterior photos are changed. What I can't understand is when an agent is too lazy to change snowy photos during the summertime!

Yes it is a great idea to update the photos. I live in Utah and the seasons change. You want to represent and market your home the best you can. Updated photos may make it look like a new listing :)

Down here in Savannah where the seasonal change is less obvious it's not so critical.  I would imagine in another market where there may be seasonal conditions with a listing taken in the middle of the winter with snow on the ground it may be more appealing to show a spring like photo as soon as practical to keep your property from appearing dated.  Besides this advantage it creates just one more opprtunity to connect with your client and to generate more exposure.

No need to here n Kauai, or when we lived in California many years ago. I agree with Marte Cliff that where the season really change it's a good idea to include a nice photo showing the exterior in fall or winter too.

Boy, this really bugs me. I just wondered WHY someone in my area that would list, relist a house where the front picture is in the summer. Granted it looks better in my area but we are buried in snow now. This year there seems to be a rash of this & it's not right IMHO.

Why put a summer photo when you list in Febr? Same goes with fall - why use a snow picture?

Yes, important to update photos to reflect the seasons.  Right now in the midwest --trees are bare, grass is brown. In a couple of months, will reshoot with blooming spring flowers and foliage!

I agree with Amy Gutschow ... in Wisconsin we have clearly the 4 seasons and exterior and holiday pictures tell a story about how long the house has been on the market.  So when you change exterior photos from winter to summer you may need to retake some interiors if the Christmas Tree and holiday decor is the main theme.  Just a thought.

I always did back in New England, if it was necessary, although thankfully most things sold pretty quickly so there was little lag from season to season

Here is SoCal it rarely is a big issues. The big differences might be more, or fewer, flowers and flowering trees, and it might be greener overall at one time than another.

One issue many face, of course, is the holiday tree and decorations

That hasn't been the issue here for a number of years. Our average days on market has been less than 30 days, and for price points under $600K it's far less than that. But I've certainly changed out photos in slower markets. It's the right thing to do for the seller.

The only season we have are rainy or sunny lol. Except on Mauna Loa top..where it does have snow sometimes.  But yes, updating photos is a good idea...if it's on the market a long time. Inventory is low here so not much stays up unless it's major repair or overpriced.

It is never once and done. Revisit, re-tweek and make any listing look new and different. Fill all the image sockets too. Get the owners shot of the rear pond, house taken in fall you can use. Lots of good photographers that are sellers and if current, weave them in. All about presentation!

Mary Douglas I was thinking of this just this morning while looking at homes in the mountains with leaves and green grass.   They all had a recent list date, and KNOW we have not had leaves for months.
