I dress professionally (and dress similarly) for both showings and listing appointments -- but might change my shoes depending on weather/etc. I wore hiking boots to a listing meeting a few weeks ago because it was very muddy and icy and I knew we would be wandering around outside. Prescott is a "laid back" place. It is appropriate to wear cowboy boots and a cowboy hat here. Actually it is OK to wear a six shooter but I don't do that either. If I am meeting a prospective client in town, I wear business casual. I think most of my clients would think of me as silly if I were to put on a suit.
When I am showing acreage or remote properties, I wear jeans and hiking boots. I expect my Buyers to dress that way, as well.
I own the market position of being "Prescott's Land Man." I notice that in the magazines that show off land, 8 out of 10 real estate agents or brokers will have on a cowboy hat.
