I appreciate the responses, and I will be reaching out to both lenders, I have spoken with several here locally and they all say, sorry, no can do.
I know there is a solution as these homeowners (not investors) all got approved loans a few years ago and now that they want to sell and lending guidelines have changed, they are being told, sorry. There is always a solution and with the great minds we have here on Activerain I am sure we can help.

Most Banks and lenders don't loan to corporations or LLC's unless the buers signs personal liability. Some REO companies have lately allowed Investors to buy in LLC names, but lender no! Don't see any reason why someone may not have a SS # unless they are undocumented.

Interesting...But, many Tax ID numbers are the same as the ss. Have the clients maybe recheck this.
