I have sold VA Repos where the VA wants to convey with a quit claim deed. Every buyer is getting the title searched and buying title insurance. Do you see any problems?

As long as the Title search comes out clean there shouldn't be any problem. It's common here on Kauai too.

That is what I would do unless our resident attorney has something else to add. Don't see any problem as the title is transferred and secured by review of report and title insurance.

Buyers will not clsoe without clear title or being able to buy title insurance so I guess the deed doesn't matter.
