We have a clause that says in should remain in the same condition as contract date, with ordinary wear & tear. If the home is a mess, I do ask for the property to be professionally cleaned, especially if I have CLEAN buyers.

It's quite a mix of practices and stipulations. I've had buyers ask - don't the sellers have to have the place cleaned? The answer is no, they don't. Yes, as a courtesy (and many do a great job) but not required. I have only had a couple instances where it was a stipulaton in the contract, and in one case it was countered out.

Good question! I've lived in 4 states and this is the first one that I've run across where that isn't expected. I always encourage my sellers and may even assist if necessary to make sure homes are clean. Nothing like buying a dirty home!

Yes in Tennessee contracts say broom clean and free of debris. But many agents write in professional cleaning on top of this and steam cleaning of carpets too. Experience has taught us that sellers don't always know what broom clean means.
When I moved I scrubbed everything including windows and had a professional cleaner clean too. I wanted it move in ready and it was. That's the way I would want it if I were buying.
