I needed to come back and add some fabric to my response.

Here is the response to a drop campaign in Fairway estates in Dunedin FL. 
This campaign targeted only 24 homes on Feb 14.(the 2nd spike) The results is the evidence regarding a well prepared message that matters. 

The last date shown on the graph is March 3rd. As you can see, if structured well, the media can be hugely effective and demonstrates unexpected shelf life. 

24 homes, 57 website visits. It is not the media that matters but the content of the message.

Josepth, I think it could work if you used the door hangers for your listing in some "move up" neighborhoods in the area.

I think, it is better to do something, than nothing. If you are consistent with your message and visits, the homeowners will notice and remember your name as a local agent.

You don't know til you try. Definitely neighborhood dependent. Hard to do within a gated community. An good alternative is to do an EDDM campaign to that same neighborhood and measure the results of both to see if any significant difference.

It depends on what you are trying to do with it. Are you trying to attract the buyer from that area? I don't think it would be good for that, and after all most buyers are online and they will see the listing that way if it meets their needs. This might be a waste of your time and marketing dollars.

Door hangers are a good marketing tool.  You can enhance it by stapling a packet of Spring flowers to it.  Great time of year for it.  "Forget-me-nots" are always good.

I think it depends on the neighborhood. In my neighborhood for instance we go and come through our garages so a door hanger would not get seen for a long time. In a neighborhood where people enter the front door it could be very effective.

I have not used them either, however someone here on AR wrote a blog about door hangers with tear off coupons from local venues.  Sounded like a great idea to me.

I think it's a great idea and I really respect anyone who gets out and walks neighborhoods. You just have to be consistent and whatever prospecting you choose. I would not be concerned with annoying anyone.

Joe,

Door hangers are a GREAT idea!
There are lots of GREAT ideas available.

However, there is way too much that is unknown.
Is the purpose of the flier to 'pick your neighbor'
Is the purpose of the flier to find a buyer?
Is the purpose of the flier to get another listing?
Is the purpose of the flier to put your smiley face in front of them?

It is not the media you use that is important.  but  message of substance, a message that matters that must be your concern.

Understand the story the recipient last told about himself and tell your story so that it makes him want to trust what you have to offer.

ANYTHING you choose to do is better than doing nothing. Everything you do in life, that really matters, will influence others.

So whether you use door hangers, fliers, door knocking, airplane banners, car wraps, contests, polls, surveys...they are all better than nothing. AND, if you are reading carefully, you will notice most agents have vacated this space...meaning IT"S ALL YOURS! 

Don't abandon the reality this is a connection economy, so use the media you choose to position yourself properly.

Now, here is a $600 dollar an hour piece of advise:
"Go to the edges and make a big impact there." 

Others are showing you where the edges are, now create something that MATTERS.
