I bring gift to listing agents as well.   Just because they got paid it is a nice gesture that you two close a deal.

I send cakes from Penn Street Bakery in a personalized tin (picture of new home for buyers on top and my logo and information for sellers) with a note that says it was sweet doing business with them and/or wishing them many sweet years in their new home. I also give buyers very nice key chains for their new house keys.

Yes, I gift them with a Hot Dog Party and invite and feed all their friends so they can show off their new home!

I mainly give closing gifts to my buyers. I like to give something with shelf life. I have a great book when the buyer can keep track of the home improvements that are done and there's also a place for receipts for that work. I also give them an atomic clock that tells the indoor and outdoor temp and other weather related readings. This costs me about $50 at Walmart. All of these gifts have great shelf life and my buyers all seem to appreciate them.
