I do video tours for all my listings. I don't know whether it impacts my closing rates. I do so many things for my listings...it's a composite of many activities. I do generally sell my listings within a week or two...so it all helps.

Well in general, the more info you can give to a perspective tenant before the visit, the more likely they will sign the lease after taking the one to visit. Thus, even a video done with a cell phone, should already be more informative than pics alone.
