I was thinking today about the words 'give up' and 'quit'~ terrible expressions. Some clients just waste your time and it is better to get rid of them and find a new one who is more committed.

I always try to get potential new buyers on my email program. That way I'm alway in their face, and I can also see if they login.

I do not stop communicating till they ask me to. If I have not heard from them which does not happen often then I also put them on a Drip of  quick notes with an article on Interest Rates, Home Sales or general information about the community so they know I am available.

What a good question! As you can already see, our individual personalities show up in the answers! While I agree that there is no "set number" of tries, I am always curious to know why they disappeared. 

On the other hand, I really like what Margaret Rome, Baltimore Maryland says in these circumstances: "NEXT".

As long as they are opening the email, I stay in the game...forever.

BUT, I do like to do a drop by with a nice bottle of Muscota to leave at the door along with a PAN note.

Often folks need space to work out their stuff. Sometimes they need to chat with someone who has their stuff together. Be available.

I don't know, Debbie, that there's a magic number of attempts to continue contacting. It depends on the situation and the buyer. I stay in touch without bugging them. I've had people go incommunicado and then suddently reappear at some point in time.

As soon as I meet potential clients I put them on my mailing list, so even if they are not communicating with me right now I am still in their minds.  Sometimes they have something come up that pushes their dream of home ownership to the back burner. I keep with them until they tell me to stop.

I usually try 2- 3 times, give them some space,and then maybe follow up a week or two later. From then on, they go on my newsletter list...and sometimes call me downt the road!

Some people need to take a break, keep them on an automatic mailing of listings and wait for them to be ready to get back at it.

After a few phone calls and emails left unreturned or acknowledged, the only reasonable plan would be to put them on a passive follow up campaign, maybe an email every few weeks or once a month with properties that meet their criteria.

For myself, it depends on how the prospect originally comes my way and the level/type of communication that we have had, to date.  The stronger the tie, the greater level of follow up via email, phone, text, mail.

I usually try about 3-4 times.  I send them a periodic email and keep them set up on automatic searches.  Sometimes they show back up and sometimes they just drop off.  Glad to hear we all have them.

Debbie, I have a young couple that came in off my Spanish post. They did everything up front, physically met with the loan officer. Always returned my text and emails. I have not heard from them in about 7 days. I will continue to email. So people don't understand the process. I believe they want to purchase but sticker shock has them in this case.

I don't know why I always take it personally, as though I have said something wrong or not provided the service they expected but that is always my first thought.  Then, after enough self-flagellation, I regroup and take the bull by the horns. I phone, email and send personal note via snail mail if possible.  If all efforts fail I then send one last email in which I explain that I will always be available should they choose to look in my area again and let it go.  For me it has been a 50/50 effort.  Half of them circle back around and the other half have obviously been spirited off of the planet.  LOL

I usually will call 2 days in a row, email 3 days in a row and then go to weekly emails. Chances are when they dissappear, they are not for real

I am not a quitter.  I try about 3 times.  I will then put them on a drip campaign if I have not heard from them.  If they were not serious from the start, they will unsubscribe.  If they are not ready but will be buying someetime in the future, at least I am on their minds.

I don't like the quit word either Inna. Maybe it would be better to say table it.
