An agent has an obligation to their client to do everything that they can to market the home, even if that means another agent gets some attention.

Yes, I do. If I'm not available it is better if someone let people in. We try different times, but the traditional San/Sat somewhere 1-5 pm works the best for public open houses.

I can't be in 10 different places, and I also prefer that my team members focus on buyers, so my team members hold open my listings. If they are unavailable for some reason, I have some 900 other agents at Lyon to choose among. I don't let agents outside of the company hold open my listings, though, because that's against company policy and kinda stupid.

Evelyn -- I prefer to hold Open House events on my own listings.  It allows me to have greater control.  Our market has low inventory so listings are at a premium.   My job is to get that home sold and that is my sole mission at an open house.   Another agent may have other objectives.

Of course, we do. If we have two many listings we are happy to let other agents hold open houses. If it is a vacant house we can have up to 5 open house per week per house.

I have held many open houses for other agents in the early years of my career and offer the same to other agents when I'm not available. It's a win-win for seller, me and the other agent in my opinion.

I sometimes do allow other agents to host open house at my listings.  If they prove to be flaky, they will not have the opportunity again.

Absolutely!  If I were unavailable and the home owner was expecting an Open House, I would ask someone else from my office to assist me.  I see Realtors in my office asking for help with Open Houses often.

Absolutely. If another agent wants to give the property more exposure and pick up a few buyer leads along the way, I'm happy to focus on representing the seller and earning that side of the transaction.

If an open house would be benefical for this home owner, I would do it myself. However, if another agent or newbie would like to participate, and they really, really should, they are welcome to be part of the event.

Open houses are not as popular as they once were in our market and occasionally we do let other agents with some experience and our introductioin to the house and features, hold a home open for us.

I have and I've held other agent's listings open too.  It depends on the home, the seller's and the agent.  Lately listings aren't sticking around long enough for anyone other than us do do one.

Hi, Evelyn...no one holds open houses in my area. They don't work and are a waste of time. I've sat at enough of them to know.

If I trust them and the buyer is ok with it. In our office there is 150 agents and the people who have no listings get an open every week and cultivate buyers from them. I have handed out a few and the motivated new Realtors did a good job.
