I'm pretty superstitious about this.  My SOLD rider goes up after the last big contingency is removed, and that would be home inspection or appraisal, whichever is last.

There was an agent in my neighborhood once who had a listing plastered with sold signs the day after he listed it, and guess what?  He got a visit from the KickOut Fairy! 

How embarrassing!

My real esate partner and wife believes that a pending sign is a jinx and since I am amrried to her I let that be. When sold we take the sign down. For full disclosure I am not a typical listing REALTOR® and my business model is investors as well as building homes and partnering developments.

Never do I put up a SOLD sign. What's the point.

A previous question asked does superstition keep you from putting up PENDING signs. So, I put up a few.

The result was counter-productive.

FOR SALE call Debbie is the only sign that should be seen in those front yard.

I usually put up a pending sign when the offer is accepted and it is taken down at closing. Very rarely do I use the sold sign.

I can see both sides of this issue. Once it is really sold that buyer owns the house and probably wants the sign gone. I have had them pull them up. When I pass inspections and contingencies I do put one up be it is only for a very few days.

I usually don't. Sometimes I wil put up a " Sale Pending" a week or so before settlement. I think it's better to send out " Just Sold" postcards to surrounding area.
