I think I like going first.  The intention is to make a stellar impression, that everyone else will pale by comparison.  If one has their act truly together, very few can compete.  I have learned to trust my first impression, and I think many feel the same way, and 9 out of 10 times, it is the right one.

Remembering back to the research I once read on interviewing for a job....I would rather be middle or last. The last one has the chance to make the most recent impression and has a chance to secure the listing more quickly. When last however, there is the risk that the seller may hire an agent ahead of you and cancel your appointment.

Debbie - The only reason I would prefer to be first is to avoid the possibility of a seller signing with someone who wouldn't do as good a job as I would. Once they see my presentation I will almost always get the listing. Other than that, I really don't care. One of my favorite stories regarding a listing presentation was the couple who confessed after signing the listing that they had agreed before I arrived that they would not sign anything - no matter what I said. Needless to say, I got the listing, and an over full price offer in less than 30 days. Having said that, I read a statistic somewhere that most sellers list with the first agent they contact. So, maybe there is something to be said for going first.

I would rather be the last, because they always remember the last impression.  Never be second!  There's always the first impression that everyone is compared to, but last is better.

It depends on who the seller is:

 

Last when I know they will likely be the type to definitely interview 3.  I like to ask questions about what the other agents offered. I like to ask if they offered what I do, because I know many don't. Because human nature dictates that unless the last is a tool, that's who gets picked.

First when I know they are really busy or rapid:  I've been first not by choice and been hired on the spot because human nature has also had sellers that upon feeling good about me, had not desire to do anymore intervierws because of their busy schedule.

 

It's a bet on your ability to read them.

Debbie, lots of coaches and trainers say go last and close. I am not sure it matters what position we are in. If we present well, answer questions, build trust, make a connection, etc. then we have done all that we can do.

I think it depends on whether you're interviewing with "staff" or the job owner (or, the boss or client themselves). With staff, they're a little less invested in the whole process, so going last might be more advantageous - easier recall. If the ultimate boss/client is the one interviewing, they tend to remember who made the strongest/best impression. They don't just go with the flow. (or, do they? )

I can relate this to being one of many lenders reaching out to a prospective client.  I like being first, but I don't really mind the placement - if I put my best foot forward and do a good job presenting, I truly believe I'm a better option than my competition - I also believe potential clients will see that when they talk to the 'next guy/gal'.  If I'm in the middle or last, I still think they'll notice that I am a better option.

I like being last Debbie.  This way the client has thought of questions they might not have thought to ask the others.  Being last I can also leave that final outstanding impression.

I was last in my last listing presentation and got the job. They wouldn't decide on the spot and I just heard today. I felt good when I left on the weekend but after a couple of days you begin to wonder.

Last is always better for me, although I have been first and walked out with the listing before.  But, being last usually has the seller getting tired of the process and wants to get on with it.

I haven't found much difference where my listing appointment happens to fall in the sequence of interviews.  I prefer to be early among listing agent candidates simply because once a seller has made up their mind, they tend to form reasons why they should not consider anyone else, regardless of that agent's merit or capability.

We learned early on from a class to try and be the first. This way, you can help the seller out by calling the others and telling them not to show up!

I can see both of those answers being relative. I tend to make quick decisions and when the seller doesn't, it doesn't give me a good feeling. Realizing all sellers are different, some may just need more information than others. Some may be reading and listening to other's advice. Finding out what the seller is looking for is the most important and you have to ask questions to get the answers and then act accordingly.
