One of our clients who is known for dominating his farm in a prestigious area of Santa Barbara door knocks 3 times a week. He is well known and well liked and welcomed even at the gated homes.
Do you need a script? I am put off by scripts, I think being yourself is the best way to be,

Patti, the truth is, you will always have results, the measure is are they the results you wanted? If you were to choose to 'go-a-knocking' with "Hi, I'm Patti, your REALTOR for life, do you have any real estate questions or concerns I can help you with?" Being the striking looking young lady you are the door would not close as quickly as for most. The result, in this instance, will be equivalent to the thought put into the effort.
What is the nature of the campaign (1 time event, 1st of four, monthly till forever, weekly) What is the level of commitment?
What is the goal of each event?
- name recognition
- list building
- branding, whatever that means
- community building
- getting listing
- getting referrals
- making an announcement, community message
I would recommend, you start with combining #3 and #6 as the campaign and #2 as the goal. In essence you want to create an alternative way to reach the citizens in the community, at the time and event of your choosing.
You will learn more about the craft of sales, learn more about reading people. learn more about this community, learn more about communication, learn more about human perception, learn more about establishing trust, in one weekend at the front door than a month of stool sitting in the conference room and a year of reading AR blogs.
Of course not everyone is going to invite you in and introduce you to the family. Some will be downright grumpy. So what? That is the nature of marketing, of sales. You don't expect to list everyone's home, just the ones that needs to sell.
And if you are out there hitting doors, and you see preparations for a garage sale, some curb appeal spruce up and fresh paint, perhaps some lessening of the load (decluttering)...you've spotted THE ONE.
Better news is the REALTOR blue bloods have abandoned this market segment leaving your smiling face the one that endured to the end.
If you have what it takes in the desire to perfect your sales craft, to embrace a fascinating aspect of real estate and want to gather the full harvest of your effort, you ARE looking at a viable, low cost, easily implemented way to strap afterburners to your real estate rocket. Make sure you have a good 'wing-man' (interference interceptor) and go have some fun.

I remember door knocking 37 years ago.... my script, after I introduced myself and handed a card: I'm looking for listings in this neighborhood, have you thought of selling your house? (after negative answer) ...do you know of anyone in the neighborhood who's thinking of selling? (after this negative answer)...is there anyone that you want to get rid of? I get a laugh from them and leave on a good note!! sometimes I strike it lucky.... direct mail is easier and it covers thousands of homes with each mailing....

I recently just starting door knocking. I spend a few hours doing that today. The feedback was mainly positive. I will keep doing it. I don't really have a script. I have the gift of gab. I start out by introducing myself and where I'm from. I then tell the resident that I have neighborhood information I would like to share with them. Most of them seem pretty interested after I say that.

We done it in the past, but have found that the outcome versus other activities to generate any RE activity has a poor return. Great if you have nothing better to do, but try it. Throw out all the scripts and be a natural.

It's usually time consuming and risky, and results aren't very good. In this area, the houses are so far apart it would take all day to knock on 50 doors. Better to fish with hook and bait to lure fish to you, than to try to spear fish.
