Sandy & Norm - I agree... no sense in including 'dumb' photos that don't help sell a property.  Oftentimes, though, some photo slots can be used to provide different angles of the exterior & interior of the home and I find most agents only provide one of anything and it's not always the best angle.

Lisa V. - if our limit were 25 (it's currently 35), I don't think I'd have much trouble filling all the slots with photos that highlight the best of the property.

Michael D. - Every property is different, of course, but as mentioned before... even showing the same room from a different angle can help sell a condo/house.

We're allowed 35.  Rarely do I use more than half of that.  IMO the photos used must genuinely help sell the visitor on the key aspects of a property.  Everything else is dead weight.

25. There is no reason to overburden the viewer with dumb photos like a toilet, so when the property is small; that's enough if not up to the max.

Jeff P. - yes, there are certainly cases where 10-15 photos are enough.

Joe P. - undoubtedly, in most cases it's difficult to take up more than 5-10 photo slots on new construction listings unless there is a model home already built that has the same layout as your listing.

Diana D. - I'm right there with you.  I tend to use up most, if not all, of the maximum number of photo slots my MLS allows simply because I take multiple exterior photos (front, rear, backyard/view) and usually more than one photo of certain rooms (kitchen, master bedroom, master bathroom... from different angles/locations within the room, of course). 

Fred C. - That's an excellent question!  I've come across the same and wondered why, just like you.  The majority of buyers I've worked with have expressed much frustration over listings with few, if any, photos.  Many times, unless the data on the property fits about 85% or more of their criteria, they don't ask to see it in person because they don't want to risk wasting their time.

I do not remember exact number, but it is plenty.

 

Explain to me WHY agents will take two or three shots of the front exterior (virtually identical) and post all three, but not offer a single photo of the interior.  Do they think we are nieve, and omitting them forces us to go look at the property?  Then, they should know, as Paul Harvey would say, "the rest of the story":  buyers often feel as though that stunt wasted their time.  That is the sort of nonsense we get from politicians in the District of Columbia.  

 

Let us REALTORS® be more professional.  If it is a rehab project, then that should be disclosed.  If it has been trashed, at least tip off the selling agent in the agent remarks section.  To do less leaves me with a LESS opinion of that agent.

Our MLS allows up to 25 and 100% of the time I upload 25 photos.  Why wouldn't I?  With technology today ... using digital cameras (unlike the days of old when we had to buy film, and then take to the local photo shop for developing ... that would be a 1-2 days wait and on top of that a cost to purchase the pictures) allows us the ability to take as many pictures as we want and there is No Extra Costs incurred.  To be honest, I can't imagine why any agent would not want to put the maximum allowed pictures ... it's all about sales and marketing.

20 and when putting new construction in the MLS 20 is a bit much. We do post plans, drawings, current construction updates, and floor plans.

Thomas N. - I do think it's important to include photos that show the highlights of the home and sometimes include photos of the amenities the HOA or condo maintenance fee pays for.

Cindy D. - You're absolutely right... sometimes a small condo doesn't require many photos.  With condos I do try to include at least one photo of the view from it and any amenities the building offers.

Raoul - if your MLS allows over 120 that's a record so far!  I can't imagine having that many photos of a listing on the MLS.

Spirit M. - I've used the maximum photo slots allowed when it merits it.  In my area, I'd say 6-15 photos is about the average most agents upload, though we're allowed up to 35 at this time.  The maximum number has increased over the years.

Here is it 50 as per TAR MLS, Tucson Arizona.  Many times I have used the limit, most do not, I would say 20 pictures is the average.

SANDIOCR (San Diego, CA MLS) allows 25 photos and I use all 25 every time. You can always add photos of landmarks or shopping and amenities, etc. Photos sell homes, so use them! My property sites are unlimated, but I find 30-45 for a larger home and 25-30 for a smaller homes covers all I want to show about the home , community & perks of living there.

John McCormack - 100?!?!  I'm curious... have you ever seen a listing where all 100 slots were actually used?  I had no idea ANY multiple listing system actually allowed that many!  There have been a few times when I thought it would be nice to have just a few more slots but, generally speaking, I'm happy with the max of 35 allowed on my MLS.

Annette Lawrence - I asked the quesion in part to try to understand why some listing agents don't upload more than a few photos of a property and your answer gives me some insight.  My MLS allows up to 35 photos to be uploaded and although I don't expect all 35 slots to be taken up on every listing, there are some listings that I think merit more than just one or two exterior photos and a photo of the kitchen, bathroom and master bedroom.  I think an agent could potentially be "unselling" a house if they upload too many photos of a house that clearly is not in good condition, has messy tenants, horrible views, or something else along those lines.  However, I also think that it often helps to show photos of the community's amenities if there is an HOA fee so prospective buyers can see what they'd be paying for.  I never assume all prospective buyers are already familiar with an area they're moving to.

The listing agents job is to SELL not unsell the house.

The 'because I can' mental illness inflicting so many real estate professionals has long ago surpassed any reasonable explanation. Why don't I? Because I am not so afflicted.
