What would you say to an appraiser that gives no value to more lake frontage. He thinks a 40' lake front lot is the same as a 90' lake lot?

Sounds nonsensical to me, but an appraiser may have their reasons. Differing prices based on water frontage should show up in comparables, but if they don't, then an appraiser may choose not to use linear feet of frontage as a factor in determining price.
