We can eliminate the phone calls that are time wasters pretty quickly and have found that the ringing phones are a good marketing tool. We only purchased 2 homes in 5 years - but are about to purchase another one, just so we can say we do it. :) It's hard to make it feel real.

We offered a guarantee years ago but then dropped it. I know it makes the phone ring but I couldn't actually attribute any listings to the Guarantee Sale program. Do you find "making the phone ring" is actually a time waster or a good marketing tool?
