I was 10 minutes late one time with people waiting.
NEVER late - but then again - we don't do open houses!
The latest I have stayed is around 8PM during the sumemr when activity was tremendous.
Paul S. Henderson if I host the open house, I am ahead of time - at least 15-30 minutes. However, sometimes, you can't control your circumstances like what you had faced. In such cases, I request the seller to stick around until I reach - and handle the guests.
And we all know - it is a different market - and what you saw is most likely to happen!

I've never been late. Usually people aren't lined up when I arrive but I get there early to set up.
There are ALWAYS people waiting for the open house to start.
Why? All the advertisments said, Open House, SUNDAY, 2PM
People will actaully do what you want them to do if you make it clear what you want them to do. Be there at 2PM!
I think all of you can understand the effect this has.
One time fifteen minutes for a flat tire and yes they were; glad I got there one couple bought it!
