Hi Sharon;
It depends on the seller.
For example, if this is someone that I've done six or more transactions with, then they alreay know that I'm on the job, and they know that when there is news, I'll be in touch. They also know that if there is no news and it's time to discuss re-positioning their property, I'll be in touch then too.
If this is a past client who is extremely busy, I keep contact to a minimum. Say what I need to say when I need to say it and no more, typically in an email, so they can read it when it's convenient for their schedule.
If this is a new client who doesn't yet know me well, then I'll stay in touch far more often, and this is typically over the phone. New clients tend to have more questions about the process, and I can field those questions better via phone.

Sharon,

Sharon Alters very often - until the signing of P&S for sure. And once or twice a week for the progress of transaction.
Now if the listing is on market for long enough, at least once a week - with email update as well as phone call. Sometimes two.

In Denver most homes go under contract within a day or two, so you jump right into the contingencies. If they linger on the market, I still like to touch base every few days.

I use Top Producer to keep me on track. It prompts me every 8 to 10 days to make a call to check on them or send an email on top of what I would already be doing because of an event that happens during their listing. So I would say at least once a week.

I don't have a schedule. I call or emal frequently as events occur during the early period of the listing, As it goes on, I sent at least one email a week keeping the sellers aware of changing market values and activity on the listing.
