I agree with Joan Cox - you need to stay in touch w/ your past clients and sphere - but I think you need to "train" them to think of giving you referrals and put you in touch w/ people who are looking for a realtor

Provide the best customer service possible and try to "wow" them along the way.  You do that and you'll win their loyalty and trust.  The referrals will come, especially if you continue to keep in touch with them after the transaction closes.
