Good morning William, and Happy Easter!
My market is a little different...I sell on the Outer Banks of NC, and very few people live here year-round. More often than not, neither the buyer or the seller is present for closing (around 70% of my closings are mail-aways)...
I typically do give my buyers a present when they come the first time to stay at their beach house. Usually, it's some kind of decoration or other, something 'beachy'. The buyers enjoy it, because they are excited about their new house and making many memories there, and it keeps me 'top of mind' every time they see it when they are here.
I typically don't give sellers a closing gift, as a) they aren't present at closing and b) they aren't returning to the beach and c) they are usually in a 'been there, done that beach thing' mode and are kind of 'over it'.

Good morning William. I use to, send each client a gift, but stopped doing it, it turned out not to be a benefit and doing business in 8 states, it would be that much more difficult.

I dont know what a CTC as we dont use that here in Tucson, AZ but I just asked a similar question. Yes, for both sellers or buyers I represent I attend the closing with a hand written note thanking them for the business and a gift card. Sometimes I have including pool cleaning service(s) for a year, etc.
