This is a good item to discuss with your clients in advance. Some do not want to be disturbed after a certain time and others would want a call regardless of how late it might be. 

Without an agreement I would not call after 9 p.m.

I would make a phone call up until eight or nine that night. After that I would send an email and follow up in the morning.

Debbie - I think this issue needs to be addressed when the listing is taken. I can think of clients who don't want to be contacted at certain times for religious reasons. If your client places restrictions on contact times, I would certainly memorialize it in the listing agreement. Other than that, email works 24/7. Have you had an experience with sellers placing a restriction on when they may be contacted? Nobody ever lost any sleep because they received an email in the middle of the night.

In the initial listing appointment, this question should be asked, as well as how do you like being communicated with: via email, phone, text, etc.  We still do that with our clients, some are night owls and like hearing from us via phone, and some are early morning birds on the East Coast...LOL A

I try to understand the offier terms first.  In our area almost all listings get multiple offers.   The seller is not too concerned with another buyer.  I try to present as a package to have seller review them at an ageed date and time.

I think it is a mutual decision - if I get an offer late at night after I have had a very busy, exhausting day, I may wait until the next day to pass it along.  Why? Because I want the chance to review it first and be ready to answer questions.  I send a summary with offers, as well. And, if I have already put in a full day, haven't eaten (happens frequently) and am not at my best, I am prone to make errors. 

Because, OF COURSE, those offers ONLY come in under those circumstances.  Not during the day, not when I am fresh and relaxed, but at 11pm when I am just shutting down for the evening...LOL  

I'm off topic but to address your specific question, it's something that is predetermined at the time I take the listing, including what hours *I* will be working, as well. 

Besides, unless I want a follow up call from an excited seller after I send it over, best not to do so until the next day. LOL

I would do it ASAP anytime Debbie but by Email so if the client did not see it until the morning it would not disturb them but you did your part. You never know how late people stay up reading Emails?

Yes have had this happened.  If after 9 or 10pm (depending upon the Seller), I would send a text and let them know I have emailed an offer that came in and will speak to them in the morning about it.  I would tell the Buyer's agaent that the offer will be presented in the morning, since it would be that time I would be speaking to the Seller.  I also ask the Seller to call me, after 8am, when they have a chance to review the offer.  I also stipulate how early one can call; particularly after getting one to many calls at 5am or shortly thereafter.

I will send an email to the seller and let them know about the offer and that I will contact them first thing in the morning. Many of my sellers have smart phones and will see my email immediately. Sometimes they call me, and sometimes they reply that they will talk to me in the morning.

Hi Debbie -- it depends on the client.   I may send an email letting them know they can contact me either that evening or in the morning.  Other times, it may wait until the morning.

During the listing contract signing, we always ask how late the seller takes calls and a note is made in the file.

When I receive an offer, I review carefully and complete a net sheet.  I then like to call the lender whose info in on the offer.  And I explain this at my listing presentation.  A little due diligence the next morning can eliminate mistakes made in haste.

It depends on the client and we have this dicussion prior to listing. I have clients who have babies so it's not wise to distrub them after 8pm. I have another client who is up until 3am (and sleeps until noon).

I have this discussion wwith everyone.

If I know the current status of 'no offer' is keeping them awake, I call to give them the good news.

History will let you know if they are checking email at midnight. Then you send a 'CALL ME A HAVE GREAT NEWS."

If they have acknowledged watching Scorpion or Battle Creek, you know after 10 is ok.

Be aware, this means another 2 hours of back and forth with someone who is tired, emeshed in a situation they don't understand, making decisions they may not remember in 8 hours.

Debbie... I don't think there is a universal answer. Depends on the sellers. I know some that go to bed early and others who stay up till the wee hours.

I set the expectations on communication when I take the listing and it varies from seller to seller. Some prefer text, others a call or email. Depending on the situation, I've contacted clients as early as 6:30 AM and as late as 11 PM.

I agree with the majority. I think 9:00 pm is a good cut off time, unless otherwise agreed to.  

I would not text ... it would make some type of notification sound and could wake them up.   I would email it and then get with them the next morning.
