We are transactional in Oklahoma so we represent the transaction, but we do have abuyers agreement that outlines 10 core services we must provide. The good news is that order entry types have to have a special addendum saying what they won't provide that a full service REALTOR® does provide.

Shuchi Agrawal you got me! I do discuss the Buyer's Agency agreement - and my compensation structure. I also go over the relationship of trust. However, only few signed agreements.

And I think I should make it mandatory.

Thanks for your answers everyone.  I often wrestle with this and it's great to get your perspective.  In our area, people these days seem very reluctant to sign one - they want information from agents but don't necessarily want to commit.
