Sadly I'm dealing with one now and man am I stressed out. I am considering calling her QB today and having a talk. I have emails and text to back up her very unprofessional attitude and actions. Her behavior could blow this transaction.

I would like to think the market takes care of them. I do try and educate during a transaction but many dont or wont hear it. I see a lack of professionalism in my industry, in the area I work, and it is frustrating.

I had the worst - a drunk agent I had to deal with. I finally told him I did not want to deal with him. I called his broker and he had another agent to take over his duties.
I really can not do much about very rude agents. I end up ignoring them and only texting or emailing these agents.

Remind them to play well in the sandbox. If they are jeopardizing the deal, you have to call their broker and try to salvage the situation. If unethical, go to the broker and go further, if necessary.

There is not shortage of unprofessional real estate agents. You have to maintain a professional and alert posture in every transaction. As commented by Barbara Todaro, you may have to do their work as well to complete a successful transaction.

When I was younger and naive, I believed that a broker would actually care and than those that sit on the hearing panels have actually read the code of ethics...
Since I now know better, and have grown a thicker skin, I either ignore the unprofessional agent or I bite their head off.

When you refer to "Post 45", are you saying that the conduct of agents over the age of 45 is a "huge area of concern"? Or are you referring to agents in Florida who have completed their 45 hours of post licensing real estate education?
