I think the most important for a buyer to do is know how to interview an agent.  If they pick the right agent, they do not need to worry about areas or a hot water heater.

Both.  I like to help a client narrow down, or focus their search.   Once we find the right property, and get under contract, then we can get it inspected.  Really, under they are under contract the details like a new water heater dont matter as much, is how I see it.

Buyers should decide on the location eg school district and town and the price range. I can then help them easily.

The location is the most important, then schools.  Water heater comes in later.

Always find it easier to help buyers when they have an idea where they want to live. Sometimes the early part of the search is spent honing getting the "where" into focus. Finding the house and getting into the nitty gritty of its components comes next.
