I totally refuse to pay for leads through zillow or any of them ...you are paying for your on leads  just keep blogging listen to alot of the bloggers on AR  eventually you will start getting organic leads. Remember Google owns youtube so work them both. Blog with great keywords.

We are using Commissions INC.  We get some bad leads but are getting some good ones as well,.  We are dealing with the internet afterall.  This is a large platform that can manage up to 50 agents and we get about 180 leads a month for just under $3000/mo.  We pay $1400 for the platform and $1500/mo for the leads.  You can scalle the leads back in increments of $500.  We have about 30 active leads we are working with, 3-4 in escrow and have 3 closed.  We have been on the system for 6 months and have a lender picking up a potion of our costs.  I would highly recommend you have someone in the office that call and follows up with every lead, as the agents will get busy with other daily activities and lose leads.  Feel free to call and I can walk you through our system or set you up with one of my reps at Commisisons INC for a test drive overview.  Have a great day.

Facebook ads - love it, I can be very specific regarding the demographics  I WANT to do business with.

Ad words - love it, because I an be very specific regarding interests.

Zillow/Market Leader - very low quality leads at a very high price.

The choice is 100 poor quality leads that may have no conversion potential or 5 leads that already converted? Do you want to spend your time chasing vapors or providing solutions? Based on your choice your time will be spent setting up the system or being directed by the system.

We do not use a lead program.  It will be interesting to see what others have to say about the subject.

I use Google AdWords.  When they click on it they are redirected to my website.  I tried not using it for 30 days and my leads fell 99%.
