They would pick the basement.  They can always build a garage.  Also, with the bad storms we have on occasion, it's nice to have a place to go besides the garage.

Gita Bantwal home with garage is preferred over home with basement - if there is a choice. The reason is obvious - we are in New England and we have lots of snow! Lots of it!

Basements aren't a common feature in my area. I think buyers around here prefer a garage...especially one that is extra large so they can have a workshop area.

It all depends on the buyer and where they place value. I am currently selling a home without either. Some potential buyers remark about not having a garage is not an option for them. Others remark and say their husband will never live in a home without a basement.

It will most likely be a garage here in Florida as we don't have basements.  The water table is so high here. that basements would need to be above ground.  With some very few areas being exceptions.

Garage by default as we do not have basements in Tucson,AZ.  They are very rare, like I have seen maybe 6-8 in the 8 years showing real estate.  Garages are hard to come by as well in Central Tucson for first time home buyers in that price range too.

A garage would be preferred by most buyers when looking at single family homes. When looking at townhouses, a basement might be the typical preference.

Definitely a basement around here. Our winters typically are not that bad so you can do without a garage but most houses have basements so buyers expect them

In our area the basement rules!  We have tornado's occasionally, so it can be a safety factor. A garage can usually be added at less cost than a basement, so therefore it is a cost factor as well as practical.

Most houses here have both, but I can't imagine living through the winter/snow here wo/ a garage.  Also, most 1st time buyers don't have that much stuff so they don't need the extra storage space.

In Rhode Island, a full basement has always been a must and then a garage. However, we recently purchased a home in Florida with a slab and a garage and find it very appealing.

Gita - I guess the answer depends on where you live. In Arizona, almost all buyers would prefer a garage, and the bigger the better in most instances. We do have some basement homes, but not a lot to choose from, and they are usually on the higher end. So, any home with a basement here will typically have at least a 2-car garage. I think all homes build after the 80's in my area have garages.
