I don't do open houses.  When I did it was normal for them not to give me any information.

Hello Sheila and Larry -- I'm not into collecting names at open houses --- I've met Mickey and Minnie Mouse far too often.

I have a sign in sheet available for those visitors where there may be a connection or if they have a question.  I also try to keep track of those who have an agent for possible follow-up purposes(with their agent).   

It's my duty to the seller to try and sell that home.

do you like solicitors to call you on the phone you're the same thing when you sit an open house you are soliciting the best thing to do is to walk them around and talk to them sometimes they're willing to open up and give you information sometimes they're not but if you expect everybody that walks in a house to just hand over their information you're a little short sighted

I dont do many open houses. For new construction we do all the time, but there are so few new homes these days. I will show them around, many buyers gave fake ones and others would refuse, some turned out to be real buyers while most are just looking killing time or there for the free coookies.,

Sure, I show them around the home; because that is what the OPEN HOUSE is for.   While I am giving them the "Grand Tour", I try to build rapport and find out more about them and why they are "shopping" that day for Real Estate.  It also gives you a chance to tell them about yourself and the agency that you work with, and why it would benefit them to work with you.  Offering dessert and  refreshments next to the sign - in sheet , also works well; as does incorporating a gift-card drawing.  A follow-up call or email,  thanking them  for coming by the  home,   usually occurs a few days after, as well.

I find that if you don't press buyers for that contact info at the first greeting they willing give it during their visit. People are too easy to contact with all of the social media anyway.

I think now, here, they are requiring driver's license (for safety purposes). I think it's fine and normal for them not to want to give you phone # or email addy.  They want to be in control of the communication.  You want to be in control of your seller's house.

If they refuse I don't let them in.

Catering to defiance is not my obligation and has never been the purpose of an open house.

I don't really care if they sign or not.  Yes I will treat them just the same as I would if they had signed an buyers agency agreement.  One just never knows.

I would say they either have an agent, and they don't want you to know, or they are not serious buyers when they wont give you their contct information.

Larry and Sheila - I do not typically do open houses, but would not force anyone to sign-in at an open house, and yes I would still show them around.

Yes, I would still show them around, but keep an eye on them.  Many people are reluctant to share their identities and honestly, I can't blame them.  Though, they could have more sinister motives in mind as well.

They may not want to be bombarded with all sorts of emails etc....but I still will show them the home, after all that is what I am there for!! Maybe they are not buying, just checking out the home, but they can then tell their friends about the great home they saw at an open house!

They could be. Unfortunately they may have already been jaded by others who have contacted them even though they said they don't wish to be contacted.

Not always, but they could be very serious.Sometimes I think they just don't want to risk being spammed by pushy agents, and they don't want to have their contact information being spread around. They might have an agent, and their agent could have instructed them not to sign anything, especially if they are stopping by new construction models. Even if they do sign, it could be a fake name. best just to be glad potential buyers are taking the time to visit your open house. Give them a flier, and if they are serious, them or their agent will be back in touch.

I don't do many open houses - I actually discourage sllers from wanting them - but if they feel strongly, I will do them. I prefer to do Broker Opens rather than public open houses.  But why shouldn't they sign in?  Who really wants complete strangers, many likely unqualified, to be in their home?  As Roy Kelley stated, treat everyone the same and make them sign in.
