Michael, he never scares the clients...I have seen others where the buyers just ran from the house..even when at the end one said "the house is an average house nothing to scare you!"

The thing we like most about any inspector is that they are not alarmists...and don't make major issues of things that are not...AND do not quote prices for fixes but refer/defer to specialists.

My ability to contact him with questions when I need to.

Good morning Michael. I refer home inspection business to a number of people, as I do business in eight states and have learned who the best ones are.

I suppose Mark would be my favorite, I absolutely trust his work.

I recently had to branch out and use a couple of new ones, I like it when they do a final walk around, showing the client each item of concern.  I also appreicate when they show the client where the HVAC filter is, gas shut off, electric panel, water shut off at the street, and house, etc.

His honesty!  Ken Deis is the BEST!

I love it when the inspector ask the buyers if they would like to be present during the inspection. Puts the buyers at ease and helps them understand they have choices. Of course, quality of report and accuracy are vital. 💁

That he is patient with my client's questions, and will go over the deficiencies with the house with them after the report is finished.

He's very thorough without being alarmist.

He is friendly with the clients, honest and does not scare them. And he is very timely with his reports and always available.

That he doe snot scare the buyers, he explains things so that everyone can understand and is not al alarmist

Great question - I like his calm manner and professional delivery. I had one inspector who always cracked jokes. One - I had heard them all many many times since they were the same jokes - just a new buyer every time. Two - I think his inspections would have been much quicker if he had just stuck to the work at hand. 

Inspectors have a hard job - to do a good fair inspection but not to panic the buyer 

I do not have just one inspector and advice the buyers to choose. I like the inspector to point out all defects and not scare the buyers.

Sorry Michael I just don't have one so if you don't mind I'm going to give you two.  He shows up on time and also comes fully prepared.

I hire little skinny inspectors to check out homes that big guys normally do not fit. E.G. crawl space, attic.

The heavy giants can cause damage in the attic.

My home inspector was a licensed General Contractor several years ago, so he can explain to buyers why homes built on the Outer Banks of NC are constructed differently than homes that are built inland. 

He WANTS the buyers to be present.

He ENCOURAGES questions from the buyers.

He ANSWERS questions fully, and in a way that puts my buyers at ease.

He has the buyers BEST INTERESTS at heart. He is working for them, not for anyone else.

He is DETAILED in his observations and descriptions of the property.

He is PROMPT and PROFESSIONAL.

He responds TIMELY to my requests.

Personable and knows his stuff/

Michael, the report is organized and readable with pictures of defects on the same page!  Very user friendly!!!!
