If you bid high, have the ad in news-feed and target specific audience, you may have higher hits.

I expect different results depending on the specific ad I'm placing. For example if it's a drive to my side I expect increased traffic. If it's to get increased likes that's what I expect. If it's targeted to a certain buyer/seller group then that's what I expect.

Sarah, I think the expected result depends on what you're advertising. When spending money on social media ads, I think it's important to always link to a landing page in your ad. For example, if you were promoting a new listing or open house, you would want a contact form available on the page for more information. Then, when someone fills out the contact form and you get in touch with them, you'll be able to find out where they found you.
I work for a real estate marketing company, but we have used Facebook ads before and have had great luck promoting eBooks. I think this is a great opportunity for real estate agents to use Facebook for lead generation. Try putting together a simple eBook in PowerPoint or InDesign that caters to your target market, put it behind a lead capture form, then promote that page through Facebook, using specific targeting. You'll be giving potential clients some valuable information while getting their contact information in the process.

I have posted Facebook Ads but I don't see where it's effective. It just produces many likes and not real sales. Also, I have noticed that depending on when you post the Ad, Facebook will also take credit for likes that you received before you even posted the Ad if they were on that same day!

Sarah: Although a bit unrealistic, I expect new clients from every FB ad I do. Although that hasn't always happened, it has happened enough to keep me coming back for more. In my experience, the more specific you can be with your targeted ads, the better.

I have done post promotions. This results in increased traffic but do not necessarily turn into sales. In fact, I know some very-well attended social media campaigns - a lot of conversations, many many Likes. But resulting actual "sales" highly disappointing. Unless there is a coupon or hook, simple ads on FB and the like, certainly raise awareness in the long-run (expensive) but do not directly correlate to sales. It is a very indirect tool to generate sales to feed the pipeline.
