As far as your question -- I don't believe it is my place to define what makes an agent lazy.   

My Mother still tells me if you can't something nice -- shut up --- I should listen to her more.  

Michael Jacobs is such a gentleman! I agree with his mother about saying anything but what I think is another matter. So may ways some agents might be lazy... One that still surprises me is posting only one (usually bad) photo for a listing even when it remains on the market for 6+ months.

yes, that's very lazy....and there's a laundry list of other lazy qualities.... the bottom line is that a lazy agent does just enough work to get by....

Yes that is lazy. I was going to say an agent that takes a couple of photos with his phone and sticks a sign up and waits for a buyer to come along.

I just received a "multiple counter offer" from the listing agent,  it does not even have my buyers name on it! 

Paul S. Henderson It surely sounds an act of a lazy agent! However, think from different perspective - the agent went online, captured the image from Google Maps and posted it. There may be some limitation, perhaps - so giving benefit of doubt to this agent.

One that doesn't even want to write the offer but they ask you to do it!!!!! Believe it or not, I've SEEN IT!!!

It does look better than some of the pictures i have seen. I think it bugs me mor ethan people will hire a listing agent that does not give their all to sell the home they list.

Like Michael Jacobs I don't want to go there.  I would rather talk about the superb agents I know that are an example to follow.  In two weeks we are going to be meeting a whole bunch of them back East!  And I can give you a list of great ones in many parts of the country, if you ever need it.  A

All you need to do is look at the sloppy MLS description and the poor photographs and you have the lazy agent identified.

Unanimously a lazy agent is defined as one who does not do the work expected or more likely one who refuses to do MY work for me.

And when I am tired,,,,everyone is lazy.

There are no lazy agents.  With 5,000 in Naples alone we have all kinds of agents.  I'm selling properties not making friends with agents.
