William Feela According to the NAR COE you tell your prospective client this is an area you are not familiar with and you will work with an agent who is an expert in this field. Bring the expert with you to the listing appointment. Can't find an expert, always refer it out.

William Feela - we are in Web 2.0 - so it is relatively easy to get as much information about ANY part of the world now-a-days. Of course, if you can drive by, even better. Surroundings? Google Satellite Map. Plug in the address and you'll see lots of information from EVERYWHERE!

If I am going to be too busy and if this is going to take away lots of my time, I'd refer it out - otherwise I have worked with referrals 60-70 miles away - and have been fortunate to sell those listings in no time, even when the market was dead slow!

I'd say, trust your gut feeling and go with it.

I would refer it to bring in the specialization that's needed, but stay involved in the transaction to keep the client relationship and learn something along the way.
