There is competition, but it just takes one!
In my market it is the more mature agents who tackle the luxury market. Mature in number of years and experience.
There is much competition in the luxury market in our area. You have to compete with outstanding agents who are very well known.
In our market the super high-price properties ($15 million plus) are handled by just a few agents.
We are so rural in my area, that we all work in all segments of the market. I have commercial and residential listings, and they cover a wide price range.
I am very happy serving the median market which for San Diego is 300-750K. I have no desire to be in the luxury market. I think real estate is competitive regardless of your prie point.

You are right, Lot's of agents (meaning all agents) DO think selling 3 "Million Dollar" houses a year is easier and gives them more free time than seller 35 'sweet spot' houses. Note, they have exhausted their band width at 35 so the agent must choose, up the price point or create a team. If you don't work and play well with others, you have only one choice.
And so they send the same post card to Blue Hair Hill Estates, and nothing happens. Breaking into the LUXURY Market will cost dramatically more than a persistent post card campaign and for those who succeed, is usually preceded by a change of address for the agent.
There are fewer homes over a million dollars in my market area and less competition.
honestly in my market it's the same competition for every price range.
I find it less competitive and am delving into this market. It starts by having product to sell in the luxury price range.
We have lots of million+ property, but there are a few companies that usually monopolizes this market.
in a marketplace where the average sale price is $400,000, there's not much demand for homes over $1million.....
It is tough in Luxury market in Columbus.
