I do many first time buyers John. I just explain everything in an elementary way and tell them they can call me day or night and I will walk them through everything. I have had pretty good results.

Yes I give them a packet that includes Real Estate terms, what the home inspection is about etc.  The packet is something they can read at home.  I also go over budgeting for buying a home, escrow account and more.

Early in the process I explain the phases of the home buying process. Details are provided for the phase they are currently in, and how their preparation now will prove critical in the latter stages.

I find if you do a full dump, the misinformation they retrieved from the dark side and all the TV reality make-believe shatters their confidence making all the months of preparation they invested before calling a whole lot useless.

So I stick to bite-size instruction relevant to what they are currently engaged in.

I tend to explain things a little at a time. I find when you offer too much information at once, the buyers' eyes glaze ove. I tend to do it chunk by chunk, week by week.
