Good morning Inna. I would notify the HR departments at the companies that you are targeting. I had my properties always rented as a result.

Contact the Relocation Departments in some of the larger corporations in your area. You might even pick up other activity as a result.

I would doubt that many condominium association by-laws address it specifically although too many individuals coming and going will arouse suspicion. Most of our short terms are minimum 30 days and only related tenants may occupy.

Also check the bylaws for restictions before renting.

Make sure you have an itemized invetory and replacement value of what you are furnishing and attach it to the lease.

I've done that a couple of times and I start by verifying it's a legit business. Another thing I do is put the "Company Name with Tenant's Name as Sole Tenant" in the Tenant's name field so that it's clear it can't be used as a hotel by whomever the company wants to put there. Since the company is paying the bill, I get the tenant's supervisor/higher-up to send me a signed document that they are aware the tenant is wanting to rent that property but the company is responsible for payment. I get both the tenant and the supervisor/higher-up to sign the lease. It's worked out well both times.

When we lease to a corporate client we stipulate how many will be living there, no work trucks allowed in the parking spaces and also require an officer of the corporation to sign. All deposits and rents must be paid by the corporation.

I called a CA legal help line and talked to a RE attorney about it. Thank you all for excellent advice.
The only thing ( but very important) I need to find out if HOA is ok with short term leases. Other than that we are set to go.
It is my second time with a corporate tenant. Crossing fingers:)
