I see lots of folks doing this type of thing.  Though, it's my personal opinion that this is quite sleazy and dishonest.  If you actually have a buyer than approach the owner for a conditional listing agreement for the buyer.

With all the rain/wind we have been getting I would just suggest that you make sure they are nice and snug on the door somewhere where they will not get wet or blow away. So maybe slide in between the glass or curl up into the handle of screen doors. Or hand out the flyers only to the people you talk to you aren't worrying about them going to waste.

Yes, this method has been proven to be helpful. The only negative feedback I have received is when I did this on a windy day and the door hangers blew off and were flying around the neighborhood. I spend the next day collecting the ones that blew away.

All modes of marketing can be successful when done propertly.

What you are attempting to do would not fall into the done properly category.

Take a look at what appears on your own front door. All of those things left behind for you has one important element in common. 

"I know buyers want to buy..." What is the VALUE? What is the VALUE as it relates to the one who owns that door? (Note: value is communicated in terms related to results, outcomes, benefits and solutions)

There is NO value if you do not STATE the value. 

Start there.
