I do not work with a buyer until we have a buyer consult & they sign a buyer brokerage. Plus the lender must have pre-approved them. I would not work with any buyer that is working with other agents. For some reason this buyer must think multiple agents are going to find him a better deal.

Wow the timing of this question is unbelieveable. Here's why...
First an explanation:
I would show them only if it was my listing. I have a horse in the race and I'm trying to do right by my seller. I also believe that not many Realtors show these particular condos as well as I can (I know the buildings inside and out). I do ask if they have an agent and if they say "yes" that's fine, I will just show the property and that's it. If they say "no" followed by "and I'm not signing a BRA" I will show them the unit and try to become their Realtor.
Second, real life example:
The timing is unbelievable because I just sold my ground floor listing that was not selling for reasons that I felt I could explain if I would be able to speak to the buyer directly. This Buyer did have a Realtor who ended up calling me and saying that their client wanted to make an offer. I doubt the unit would have sold to this particular Buyer if I had not shown the unit.
