I don't know any Buyers offering to pay with chickens??  It is always cash, theirs or someone elses :)

Hi Wanda -- Most sellers -- I can't answer for sure.  Some sellers -- definitely and sometimes even when it is not an all cash offer.  

Market value is determined by a willing buyer and a willing seller come to terms --- anything is possible...not always probable...but possible.    It depends on so many different factors -- the principals involved...the market...the timing

It depends on what other offer the seller has reviewed. If it is cash, quick closing why not?

Wanda Kubat-Nerdin I really don't think so on the whole unless circumstances dictate it like a real quick settlement. However, I do think buyers expect it.

Cash buyers typically expect greater discounts from seller. Sometimes, it works, other times it doesn't.

It varies but cash is king most of the time.

Cash use to be King, but an approved mortgage is just as good, so the seller is not as apt to look at it as an advantage.

Not specifically because cash is offered, but yes I think they will come down more.

I love Susan Emo's comment.... that IS the bottom line....a well qualified buyer with a strong downpayment is just as good as cash.... most cash buyers want it subject to an appraisal....

In our market I don't see all-cash offers generating big discounts, Wanda. Cash helps in a multiple offer situation to get the deal, but still not to discount deeply.

Wanda - From what I have been experiencing, sellers do not offer better pricing because of cash buyers, if that is what you are asking. Cash no longer seems to be king, as sellers don't really care about a cash sale vs a well qualified buyer securing financing.

Now, will a seller negotiate their sales price even if they recently had a price reduction; that all depends on the seller, their personal situation, and how good the rest of the offer is from the buyer.

I tell sellers a cash buyer can back out of a contract as easily as a buyer getting a loan. I don't see too many sellers dropping prices because of cash offers.
