I have an exceptional home inspector who is worth every penny. I don't look for new inspectors, regardless of fees, because this is a key team member and there is no one better on the beach. He serves my clients very well.

Hi Michael -- a personal referral of a job well done by those I respect is the best reason to recommend an inspector - price is not generally a determining factor. I've received a lot of solicitations from both new and experienced inspectors offering heavy discounts --- while I may recommend inspectors - it's always the clients choice   since they're paying for the service.  

Just tried a new one and like him. 

I also give a list of  3 ot 4 inspectors for the client to pick one they are good and i dont see changing the list because some one offers a cheaper inspection.thanks Michael have a great day

Michael Thornton Lower fees usually means desperation. Something well known in the real estate industry.

I give out the names of three inspectors that the buyer may choose and yes as they may be as good as the others.

Everyone has to start somewhere.  I'd give them a shot to see what they can do.

Inspectors are like agents...those that undercut are either desperate or not worth more.

We don't ever ask prices Michael. It's the quality of their work and how they treat our clients that counts!

A friend of mine just got certified as home inspector. I migth suggest to a few buyers that they try him out. I won't expect any discount on price though.

Good morning Michael. I may be in he minority, but price is not the priority, the quality of the work is what matters, so when I refer a home inspector price has nothing to do with it.

Not likely, but I don't decide on who to hire, the buyer does.

Before I would try a new inspector, I would want to have a meeting with them as well as see a copy of a few of their past inspection reports.  And, check on references from other agents.

Not very likely if I like my home inspector.

NEVER, NEVER, NEVER.... we keep those risky moves for the casino....

All I can say is that I never select services like this based on price.

I recommend that buyers choose their own inspector and give them a list .

I will use a new inspector if:

1. They solve a problem for me

2. My current inspector has gone is is showing signs of going goofy.

Experience trumps price

Michael - I have a list of inspectors I provide to all my clients, and I also let them know the decision on what home inspector to use is completely up to them. I never talk price to them, so lower fees would not entice me to use a new inspector. I don't even know what price any of my inspectors charge. 

I would meet with a new inspector and welcome an opportunity to get to know them. I would also like to see an example of their report, and find out what separates them from all the other inspectors. If I like what I see, I would add them to the list I provide my clients.
