We're permitted 30 photos and I only show the max if it is warranted.  Many of our oldtimers freaked when this new number was announced declaring the Buyers would have no need to call them . . .   little did they understand that, without sufficient photos, they'll click to the next home and not call them at all.

It depends on your MLS.  John McCormack 's MLS seems to be over the top, and one would have to show every nook and cranny of a home to fill, and people would go to sleep looking at all of them.

My advice is to pick the best pictures. A

It is 25 in our MLS. It is hard to post 25 photos when it is a one bedroom condo. I do an many as possible. Good question Gita.

I use only the amount required to establish the sizzle. One image more than that puts the effort into the "UNSELLING" category or at best, brings no value whatsoever.

I have NEVER heard a buyer say "I came to see this house 'cuase it had 25 images." Instead they say, "The kitchen looked fantastic and I needed to see more."

No, we're allowed 25 and in a condo or a really ugly house there is no way to come up with 25 even if you do community photos as well.

Yes I put 25 photos in per MLS.  The VP of the local MLS came to a meet at our office and said putting the most photos and detailed comments will get you listing more views.

It depends on the property. If it is 1br/1ba condo, there is not much you can do. But if it is 6br house with a pool, tennis court, etc. I'll all the max allowed number of shots.

I try to take the maximum allowed. Sometimes homes are occupied and cluttered so I try to pick out the best photos available.

Yes. I just listed a one bedroom coop and I will make up the difference between the photos worth showing of the coop and the max number by including building amenities and neighborhood amenities.

In Denver we can post a maximum of 35 photos, and almost always I do, unless the home is small.   If I only have a few I add the entry, pool area if available and other neighborhood photos.

What ever our maximum is would be far too many. Myself on a small home around six or eight. The larger maybe 12 to 15. Like remarks sometimes showing things that will not interest a potential buyer could cause you to loose out on a potential showing.

Enough to be inviting, and tempting to want to see more.  I have wondered this question for 10+ years, and yet luckily I don't have alot of withdrawn's or cancellations, as almost all sell.  So if those are stats being kept, I would say I am still going to lean to less photos and more showings as my theory.  One agent put out box things with there listings in them, and one agent told me, who do you want selling your listing, a piece of paper or an agent?  To go along with that theory, I have had people or soon to be clients call me and ask for more photos, which then is my opportunity to meet, and greet, and sell.  Who better to sell the house than the house itself in a showing.  So sometimes too much information I think can be damaging and less personal.  Better yet, when an agent calls me up and asks me for more photos' to send to there clients, now thats what I call, L.A.Z.Y for them NOT showing the home and loosing an opportunity!  Off my soap box now!  Wish I knew the true whats right and whats wrong, but less photos' about 7-9 is my magic number!

I think it really depends on the home.  You want to post the number of photos that you feel best represent the house.  Don't post unncessary photos (such as 10 pictures of the living room from different angles) but post enough that a buyer can get a good idea of the layout and features.  I would say post at lesat 10 but not more than 30-40.

No, any average size home has 9 rooms. People take a picture of orange, lemon, granite counter, hardwood floor  are superfluous indeed.

I also hate to see photos not rotated. They break you neck viewing them....

The MLS in Las Vegas allows 35 photos. I don't normally shoot bedrooms and bathrooms (except the master) unless something really stands out, so I rarely get to 35. With open floor plans I try to shoot from many viewpoints, so buyers can see the home looking from the kitchen to the family room and from the family room to the kitchen.
