Praful, we expect that the majority of our inventory will and should close with the assistance of a buyer's agent.... we are listing agents and will not participate in dual agency....we always represent the seller.... my team markets to buyer agents....and they call us when they have a specific product that their buyer wants....

Thanks for the mention Praful. If buyers want to go it alone, and especially in a sellers' market . . . let them! They will pay more for the property, not have representation and basically, become the sellers' and the listing agents' bitch. LOL

In one from or the other, E & O insurance carriers for real estate agents get hit with dual agency violations, breach of fiduciary duties, commission claims -- #1.

Buyer agency is rumored to have started here in DC. I think that most transactions include a buyer agent - even though DC and VA allow the listing agent to also represent the buyer
