Flyer Boxes are a definite no. With the internet and all but instantaneous access to 100's of sites the information is too easy for a prospect to obtain. Information and highlight sheets inside the property are always available as I think it is important that a prospective buyer has access to key features that they will not have available on our MLS and associated sites.

I have a minimum 2 page flyer left at the property with upgrades and hi-liting all the fine features in the home. I feel this is important especially if a buyer is looking at multiple homes in a day to remind them of all the special features of the home they have just toured.
I use a high grade glossy brochure for my high-end homes.

I use a flyer with all of the information plus upgrades, local amenties, Rec. Center with pools, spas and if there is Mello Roos or not. Most buyers want this information, especially if they have visited 8 homes or more. It is a good way for them to make notes about the home.

I always do a listing flyer that includes the features and benefits of the home. I find many buyers still want a takeaway. However, I walk into many, many homes where there is NOTHING to refer to about the listing: no flyer, no disclosure. Where's the marketing effort once you have the buyer inside the house?

I think it's a great idea. Have it inside the homes and always extras for open house. MLS has a great deal of info but it's always good to highlight extra features and what distinguishes this home from the rest in the neighborhood.

Isn't customer service giving the customers the information they want? And isn't it smart to anticipate that and have the answers to their questions ready? Isn't it a bit rude to say "Go look on line" when you could easily hand them a sheet of paper that would allow them to make comparisons between houses they'd viewed?
The digital age is great, but it's not an excuse for failing to give customers what they want.

I do a listing flyer that I put in the brochure box by the yard sign, and I leave them in the house as well. It's just nice to have something for potential buyers to take with them. But, truthfully, our market is so hot here in the Houston area, the house often sells before I can get the listing brochures printed!

We have "flyers" for every residential listing we have.
They are available to go IN homes and be available for folks who come in the office with questions. We never put flyers on the street for homes that are being lived in or are furnished - security risk.
We want potential buyers to have something to take with them when they leave our office.

I do listing brochures in a flyer box or have brochures inside the home with the focus on pictures and a written description to provide a nice visual and take home piece to keep the home fresh in the buyer's mind.
The facts and figures sheet can be provided by the showing agent from the mls as I do whenever showing a home.
Every listing is coordinated in advance to a specifically assigned listing sign with recorded info number, qr code, and text message code. A recorded description is made. A custom flyer or brochure is created with phone extention, text and qr codes to match the yard sign and all has to be linked to the dedicated website with pictures and virtual tour for the listing. ...so no, I wouldn't consider that to be lazy.

Annette: Wrong. The MLS does not have 1/2 the info that my buyers ask & that is why I put pertinent info on the listing sheet. Dialog? The buyer wants to know the roof age? What's to talk about? Disclose what you know.

Roof? Size of lot? Taxes? All things readily available on the MLS Sheet and assessible by taking a look, and data to which they are entitled in the seller disclosures.
What I do is hand them a brochure listing value adding features or attributes that distinquish this house from competing homes. If the age if the roof is THE issue, let's chat and see if we can make that issue go away. If you remove the opportunity to open a dialog, you have served the seller poorly.
