Welcome to the Real Estate Business where we all work for free until a property closes. This is typical of leads and you will not change it. You can try to bribe them with incentives, but ultimately, you are just reducing your profit margin.

Homes.com and other sites do that quite successfully, seems to be a proven model. I think it's a good idea to have your own for your "members" so you can be the trusted expert.  I'm curious the platform you'll use? Facebook? A blog? A private chat room. Are you asking for other Realtors to be part of this or only prospects? Because it's a bit confusing that you's post this in AR unless you are looking for other real estate experts to participate, or did you just want feedback? I do think it's a good idea either way.

There are no less the two types of "just curious." One group you want to ignore, the other you want to engage.

Group one is unable to make a decision. They will consume your time and resources.

Group two is on the home stretch of pulling the trigger and are seeking VALUE and / or trust. These are the only ones you should have interest in.

1. Now, you need to know your unique value you bring to the table.
2. They need to become aware of the benefits and solutions you can deliver to them if they raise their hand.

Chasing 'curious Gerouge' is an exercise in futility. Engaging those pre-disposed to doing business with you is your prime objective. Enable them to find your solution to their problem by contacting or inviting you to contact them.

I do not see your real value or enabling message advanced in your 'Just Curious' letter.

A buyer and a seller have very clear issues that create uncertainty. Present the promise of a solution, but do not freely offer your solution.

This is a business. not a hobby. If you give your expertise away freely, you have extablished your value.

Anytime anyone, ever is talking about real estate I but in and tell them I am an expert and they better listen to me!  Really?  NO.  I have seen agents do this in restaurants, bars, kids baseball games, etc and have to be careful not to allow my eyes to roll into the back of my head.   When asked, I provide information but try not to jam it down their throats.
